When mould is found in residential apartments, landlords are often blamed. Tenants demand a rent reduction because they assume that the landlord was responsible for the conditions that allowed mould to form. Hence the tenant comes up with many fictional excuses as to the origin of the mould. Oftentimes “cold radiation” is cited as cause. This excuse is special because “cold radiation” as a physical phenomenon does not exist at such a magnitude. This is convenient for the tenant because such allegations don’t have to be proven. Rather, the landlord must prove that the allegations are false. However, in 5-10% of cases actually a building’s physical defects are the cause of damage.
